1. Responsible Property Use

All guests hosted in GoldLinx-leased properties are expected to treat the space with care, respect, and consideration. Any form of property damage, excessive noise, or violation of local ordinances is strictly prohibited. We monitor usage and uphold community standards to ensure a peaceful and professional living environment.

2. No Unauthorized Subleasing

Only pre-screened and approved guests may occupy our properties. Subleasing or listing the unit on third-party platforms (e.g., Airbnb, VRBO) by any party other than GoldLinx Ventures is not allowed.

3. Utilities and Services

Utility usage (electricity, water, internet, etc.) is included within reasonable limits as part of the leasing arrangement. Excessive or abusive usage may lead to review and adjustments to coverage responsibilities.

4. Maintenance and Repairs

We handle all regular maintenance and minor repairs to ensure properties remain in excellent condition. Guests or property owners are encouraged to report any issues promptly. Misuse of fixtures, intentional damage, or failure to report issues may result in charges or lease review.

5. Compliance with Local Laws

All parties must comply with local housing, health, and safety regulations. Illegal activities or code violations by guests or third parties will result in immediate investigation and potential termination of leasing arrangements.

6. Noise & Community Standards

To maintain a peaceful environment, guests are expected to respect quiet hours, typically between 10 PM and 8 AM. Noise-monitoring devices may be used in select properties to ensure compliance.

7. Review and Enforcement

Violations of this Fair Use Policy may result in warnings, fines, or lease termination. GoldLinx Ventures reserves the right to update this policy as needed and will notify relevant stakeholders of any material changes.
